A 1,250 sqm Gym+ sports club to open at Urban HUB Vilnius
One of Lithuania’s largest sports club chains, Gym+, is continuing its expansion across the SBA Urban business and retail hubs. Following a successful launch in Kaunas, a 1,250 sqm sports facility within the Urban HUB Vilnius project is scheduled to open its doors in early 2026.
Strong confidence in the project

We’re ending the year on a strong and positive note – in the second half of 2025 alone, we have already agreed on the lease of more than 5,000 sqm of space at Urban HUB. We’re seeing a significant shortage of sports infrastructure in city districts – this is evident in both our Vilnius and Kaunas projects, where Gym+ clubs, extreme sports venues and padel arenas are among our largest tenants. More and more businesses recognise the growing demand for high-quality services in rapidly developing city areas, where the synergy of sports activities increases the appeal for both businesses and residents.
According to her, the Vilnius project has already reached nearly 80% occupancy with more than 30 businesses established on site, while occupancy in Kaunas is approaching 90%, with over 40 companies operating there.
Gym+ network CEO Mantas Badikonis says that the decision to set up in both Urban HUB projects was driven not only by convenient locations but also by the developer’s professional attitude:
Our positive experience with the Kaunas Urban HUB project and the professional approach of the SBA team to cooperation created the basis for a long-term partnership, which is why we chose the Urban HUB Vilnius location as well. We were looking for new, bright and convenient spaces in a part of the city where we are not yet present, so that our members could find their preferred sports club even closer to home. The Vilnius Urban HUB project perfectly meets these expectations.
High-quality sports facilities and a wide range of services
The Urban HUB Vilnius project will produce the 38th Gym+ club in Lithuania, offering visitors a full range of standard services: top-quality Technogym equipment, group training sessions, personal training, saunas and sunbeds.
The club will open its doors in the new Urban HUB Vilnius premises at the beginning of 2026. Meanwhile, at the business and retail hub under development in Kaunas, the Gym+ sports club has been operating since September 2025.
A new and in-demand business destination
Today, the Urban HUB project in Vilnius has already reached nearly 80% occupancy across its 22,000 sqm, while in Kaunas, occupancy stands at almost 90% across 28,000 sqm. Both business and retail hubs are located in strategically convenient areas of Vilnius and Kaunas, close to some of the country’s main roads: the A1 and A6 in Kaunas and the A2 in Vilnius.
For a long time, the availability of high-quality, larger commercial spaces in both the vicinity of the Kaunas Free Economic Zone and in the Avižieniai direction from Vilnius was limited, making the Urban HUB projects an attractive solution for various business sectors.
More than 75 companies are currently established within these business hubs, including IKI Lietuva, RIMI, Pepco, Gym+, Paulini, Lonas and other well-known international and local brands.
